Planners in the Scottish Borders have been invited to pour over plans to sub-divide a Tweeddale village tearoom.

The operators of the Laurel Bank Tearoom in Broughton want to change the use of the existing tearoom into a smaller venue and a dwelling house.

The proposal will re-instate the original Laurel Bank Cottage and Solway Cottage.

The smaller tearoom will occupy the original cottage known as Laurel Bank; and the proposed dwelling house will occupy the original Solway Cottage footprint.

A report with the application states: “Internally, in the tearoom area, there will be a new unisex disabled WC created within the existing walling pattern; the modern double door entry to the tearoom will be removed and left open to the lobby; some new stud walling will be formed to close off the kitchen area and create a couple of small cupboards; and finally the connecting passageway between the cottages will be blocked up.

“Internally, in the proposed dwelling house, the existing tearoom toilets will be removed to form a new bedroom; new stud walling will be formed to create another bedroom and storage/wardrobe; a new kitchen will be formed in the existing bar area; and a new bathroom formed within existing walling.”

The proposed dwelling house at Solway Cottage will retain the existing external rear garden space and side access.
