Inveravon House, Loanhead, is set for demolition after operating as a hotel and HMO in its past

A former Midlothian hotel which was being used as a House of Multiple Occupancy is to be demolished.
Inveravon Hotel, in Loanhead, was originally built as a private house on the edge of the village in the 19th century before the community expanded around it.
It was turned into a hotel and has been used as an HMO since the late Nineties.
An application to the council to establish if approval was required to demolish the detached Victorian was lodged under the company name Mayburn House Ltd with Midlothian planners who have given it the green light.
A report by planners said Loanhead and District Community Council had expressed concern about the disruption the work will cause to neighbours but acknowledged a demolition statement from the applicants had alleviated local residents’ fears.
It said: “Loanhead and District Community Council note that the hotel is situated at the end of a small residential street with very limited access and very limited space for parking and would therefore emphasise that consideration of the residents should be the number one priority.”
Previous plans to build two new houses on land next to the property as well as convert it back into a private home have both been given permission in recent years.
The report by planners said where houses were to be demolished applicants had to submit a prior notification to the local authority to determine whether permission was required for the method used and any proposed restoration on the site.
But it said: “The planning authority has no powers to object to the principle of demolition.”
They added: “A building warrant will be required for the demolition and this will ensure that the demolition is carried out safely. In order to ensure that the site is cleared in a timely manner it would be appropriate to agree in writing that the site is cleared within 42 days of demolition commencing.”
